Financials




Just as board members are volunteers who don't know the law or governing documents. Owners don't know how to identify, read, or understand what the financials are telling them. Recently, when asked why the board did not send financials with the annual meeting packets. The management company played stupid. Like they didn't know. When asked, some owners thought the budget were the financials.



Without the financials Suntree owners would not be aware that the board has caused a $46,000.00 net surplus after contributions to accumulate over 2 years. And we are all due a refund of excess dues. This sizable surplus comes to $264.00 over paid in dues per owner. This over payment of dues is equivalent to a special assessment. As Suntree must follow the Condo Act any surplus is required to be refunded to the members. For Suntree owners if the money is kept by the association then it would require a vote. Since special assessments can only be assessed to the owners in the event of unanticipated expenses.

The two questions on every owners mind should be; where is my refund and why didn't dues decrease.

Since our board members aren't going to be honest and tell you. As an owner everyone has to do their part to keep them in check. Left unchecked they will cause dues to increase and lower property values. Boards have already become so dependent on the internet owners without access to a computers to be left out of the loop. People who require 24 hour care most likely don't have a computer at home. There are also those who reject the use of computers. Just as a hacker can obtain your personal information the communities informaiton can be hacked too. Suntree has found this out the hard way, already.

The law has yet to allow posting of meeting to be done by internet. Until they do the internet should not be the ONLY form of communication used by any HOA BoD.
