Protecting the Ownership

HOA BoD has a duty to take reasonable steps to protect the ownership from liability from losses.  This includes keeping owners safe, ensuring that vendors are supervised and aren't breaking into peoples homes or cars, taking steps to keep kids from getting run over, etc.

The one thing that I haven't seen homeowners complain about or even think about is ID theft.  As homeowners we can take steps to protect ourselves from ID theft.  However, there is one simple step that can be taken to possibly prevent ID theft that isn't being done by HOA boards. 

For those communities without locking mailboxes, it is a simple solution to protect against ID theft and from theft of small packages.  If you go out of town unexpectedly, there is no time to have the mail stopped until you get home.  You may not know when you will return when you leave.  So, this isn't always the solution to the problem. 

If you don't trust your neighbors then having them pick up your mail from the box isn't always a solution to the problem.  Hiring someone to do it isn't reasonable when a reasonable and inexpensive solution to the problem exists. 

The problem can be solved by, installing locks on the mailboxes or install locking community mailboxes with individual locking mailboxes.  The mail person has a master key that works for every box or if community mailboxes are installed.  The mail person has a master key then just delivers mail to two or three boxes in the entire community instead of stopping at every house. 

Problem solved.  Owners ID's are protected from losses and the mail is safe and secure from theft.  In a world where doing a favor for someone by holding on to a package can cause liability people aren't so quick to help out.  So, this keeps owners from getting into disputes over something that should be the neighborly thing to do.
